The Case for Proper Window & Door Flashing
Considering that windows and doors are little more than needed exterior holes in the side of a building that bridge the divide between the inside and the out, it’s amazing to understand and examine just how often commercial construction contractors do not employ proper processes during their installation. And then, too often it’s building owners or homeowners who end up bearing the brunt of this lack of attention to detail—or major warranty claims and complaints start to find their way to your commercial construction contracting business. Ultimately, windows and doors that do not have properly flashed installations, aren’t integrated with an air and water barrier, or do not have any flashing at all create a variety of issues—from durability and warranty problems with the windows and doors themselves all the way to the actual building experiencing moisture problems because of exposure of the elements to interior areas and inside wall cavities.
So, how can you and your commercial construction company guarantee the quality of your work, protect against worst case scenarios, and ensure the durability of what you produce?
What is Flashing? And How Do I Know If It’s Properly Installed?
Let’s first address the basics. Flashing in either residential or commercial properties is a thin layer of waterproof material that prevents water from seeping in and finding its way into places where it should not be. Ultimately, and even though water may simply want to flow toward the ground, there is the fact that while it travels to its final destination it will seep into any crevices, gaps, or spaces that are present in a building’s exterior. Flashing, then, when it’s effectively installed creates a surface where no seams face uphill and it’s layered with other materials on the building’s surface.
With this in mind, let’s then address how one knows if the flashing has been installed properly. Look at the surface of the building after rain falls—follow a drop of water as it makes its way down the side of the building. If flashing is properly installed, it will not, at any time, ever encounter an open seam or a lip that has been upturned that ultimately blocks its progress. It should, in effect, easily move from surface to surface as it travels to the ground.
Now, there are considerable downsides to not having proper flashing on your building’s windows and doors—and those come in the form of wood rot, mold, structural damage, and insect infestations. There is literally nothing positive or good about having water seep into cracks and seams of a building’s exterior. Therefore, in order to avoid any number of troubling situations from occurring, the installation of windows and doors not only needs to be handled well, but proper flashing must be used. You must remember, siding is never enough protection—an extra barrier is needed.

W. R. Meadows Installation Tips
- Ensure that all surfaces to be treated with AIR-SHIELD LIQUID FLASHING are cleaned, free from contaminants that could impact the bond, and smooth. The surface can be damp and still be treated, but it simply must be clean.
- Remove any areas of the wall that are damaged structurally or look compromised. Please note that exterior gypsum board that shows raw edges may require adhesive.
- Next, apply a bead of the product in the opening that is to be sealed. Using a putty knife, spread the material.
- Apply a thick bead of material to the structural wall surface surrounding the rough opening and use a putty knife to spread. Ensure all material is even and approximately 4″-6″ thick.
- Check for pinholes and voids. Treat as needed.
- Guarantee that the AIR-SHIELD LIQUID FLASHING covers the opening seamlessly and joins well with the membrane that is also being installed.
- Allow the surface to dry prior to installing any windows, doors, or other components as well as the AIR-SHIELD membrane.
Kindly note that the AIR-SHIELD products are not to be used as a structural sealant nor are they applicable for use in below grade locations or that which is to be regularly immersed in water.
