YUM YUM TREE CONDOMINIUMS is located just blocks from the ocean in Treasure Island, FL. Following years of exposure to the ocean salts, the reinforcing steel in the 36″ to 48″ concrete support columns had experienced galvanic corrosion. The corrosion of the reinforcing steel in the columns had resulted in cracking, spalling and subsequent delamination of the original concrete. The corrosion process and subsequent concrete deterioration, if not addressed and properly rectified, would further compromise the structural integrity of the support columns. The corrosion was not only isolated to the structural support columns of the complex’s car park, but the balcony edges and window sills had also shown various levels of concrete deterioration. |
Crain Construction Consultants’ following examination determined that full and partial depth formed repairs to the columns was required to rectify the deteriorated concrete and to arrest the corrosion process. This repair methodology would not only arrest the corrosion process, but also reinstate the long-term structural integrity to the support columns.
Crain Construction Consultants approved MEADOWS MEADOW-CRETE FNP EXT for the formed reinstatement of the columns. MEADOW-CRETE FNP EXT is a highly flowable, self-compacting, self-deairing, non-segregating, very low shrinkage, high strength, dense structural repair mortar having a similar modulus of elasticity to the existing concrete which will ensure proper load transferring performance. The MEADOW-CRETE FNP EXT also contains a migrating corrosion inhibitor to protect the reinforcing steel from future corrosion and stop the incipient anode effect. The MEADOW-CRETE FNP EXT was also used to reinstate the windowsills and to repair some balcony edges and minor stair concrete deterioration. MEADOWS MEADOW-CRETE GPS was approved for the minor spalls and balcony repairs and also to fill in the keyways cut into the columns to allow placement of the MEADOW-CRETE FNP EXT into the formed column repairs. Additional work included the repair of the stucco façade and architectural coatings. ACRY-LOK was used as the acrylic admixture for the stucco mix. |
